No. 01PL094 - Twilight Hill Subdivision
A request by D.C. Scott Co. for Jerry Burrow to consider an application for
a Layout Plat on Lot 16 of Twilight Hill Subdivision, Section 3, T1N,
R8E, BHM, Pennington County, South Dakota, more generally described as being
located at 5252 Ross Court.
PLANNING COMMISSION RECOMMENDATION:
Planning Commission recommended that the Layout Plat be approved with the
following stipulations:
Engineering Division Recommendations:
Upon submittal of the Preliminary Plat approval, the applicant shall submit for review and approval topographic information, a grading plan and a drainage plan;
Prior to Preliminary Plat approval, the plat shall be revised to include the dedication of 17 feet of right of way along Reservoir Road;
Prior to Preliminary Plat approval, the plat shall be revised to dedicate non-access easements as required by the Engineering Division;
Upon submittal of the Preliminary Plat, complete engineering plans as specified in Section 16.20.040 of the Rapid City Municipal Code shall be submitted for review and approval or a subdivision variance must be obtained waiving the necessary improvements;
Pennington County Planning Department Recommendations:
Prior to City Council approval of the Final Plat, the applicant shall apply for and receive a Building Permit for the single family residence;
Prior to City Council approval of the Final Plat, the applicant must obtain an approach permit;
Urban Planning Division Recommendations:
Prior to Final Plat approval by the City Council, a subdivision estimate form shall be submitted for review and approval; and,
Prior to Final Plat approval by the City Council, surety for any required subdivision improvements that have not been completed shall be posted and the subdivision inspection fee shall be paid.
