A request by Doty Volunteer Fire Department to consider an application for a Preliminary and Final Plat on Lot 1 of Firehouse Subdivision, Section 23, T2N, R6E, BHM, Pennington County, South Dakota, more generally described as being located approximately 6 miles outside Rapid City on Nemo Road.

Staff recommends that the Final Plat be continued to the January 7, 2002 City Council meeting as the signed mylar has not been submitted.

PLANNING COMMISSION RECOMMENDATION:
Planning Commission recommended that the Final Plat be approved with the following stipulations:

Engineering Division Recommendations:

  1. Prior to Final Plat approval by the City Council, the plat shall be corrected to refer to the existing H-1 lot rather than dedicated right-of-way;

  2. Prior to Final Plat approval by the City Council, the plat shall be revised to include a shared access easement at the approach location. The easement area shall not to exceed 40 feet by 40 feet. A non-access easement shall be shown along the balance of the frontage on Nemo Road;

  3. Prior to Final Plat approval by the City Council, a written statement regarding the proposed source of water for uses on the lot shall be submitted;

  4. Prior to Final Plat approval by the City Council, additional information on the depth to bedrock and/or ground water shall be submitted to the Engineering Division for review and approval; and,

Planning Department Recommendations:

  1. Prior to any further platting of the proposed lot or the unplatted balance, a master plan shall be submitted for review and approval.
