The City is requesting
to rezone approximately 5.66 acres of property from No Use District to
General Commercial District. The property is located in the southeast
quadrant of Catron Boulevard and 5th Street. The proposed rezone is a direct
result of the associated annexation petition (15AN002). The property is
currently zoned General Commercial in Pennington County and was previously
used for vehicle sales. The comprehensive plan identifies the area as Mixed Use
Commercial with a Community Activity Center transitioning to industrial uses
towards the municipal landfill for buffering purposes. The applicant has
indicated that the future use of the property will be for a financial
services company. The comprehensive plan supports the proposed rezoning.
