The subject property is located on the east side of Creek Drive south of the intersection of Creek Drive and Hwy 44 and is zoned light industrial. The property has approximately 382 feet of frontage on the east side of Creek Drive. The topography slopes slightly downhill to the south and east. Creek Drive is an unimproved minor arterial street with approximately 20 feet of pavement width with no curb and no gutter, and is constructed in approximately 56 to 150 feet of right-of-way depending on the section of right-of-way. As noted in the attached letter from the Kennedy Design Group Inc., the nearest distance to a property line sidewalk is approximately 2,100 feet away at the intersection of East Saint Charles Street and Creek Drive. This parcel is located in the BICE Subdivision. None of the other parcels in this light industrial district near this MG Oil property have sidewalks or curb and gutter. |
