Along Sheridan Lake Road for the Property Located at the Southeast Corner of
Sheridan Lake Road and Dunsmore Road (13EX192) – the SW1/4 of the SW1/4 and
the SE1/4 of the SW1/4 Lying South of Lot H2 and Lot P2, excepting there from
the east 480' of the SE1/4 of the SW1/4 and excepting there from Moon Meadows
Estates and Less Right-of-Way, all located in Section 28, T1N, R7E, BHM,
Pennington County, South Dakota.

Appeal
of staff’s denial for exception to waive the requirement to dedicate “non
access” easement along Sheridan Lake Road. The requirement is associated
with the proposed Dunsmore Subdivision.
UPDATE: Staff met with the applicant on 10/22/13. Based upon the meeting, staff can agree to the subdivision improvements as
recommended below.

Approve, with the stipulation that a note be added to the plat requiring a
traffic impact study for any proposed access from proposed Lot 1 onto
Sheridan Lake Road, and a covenant agreement shall be recorded reinforcing
this requirement. Lots 5, 6, and 7 shall include the “Non-Access” easement
along Sheridan lake Road, and a non-access easement shall be dedicated at the
intersection of Sheridan Lake Road and Dunsmore Road in accordance with the
Infrastructure design Criteria Manual.
