A request by Ferber Engineering Co. for Creek Drive Industrial Park, LLC to consider an application for a Preliminary Plat on Lot 1 of Block 3 of South Creek Industrial Park, located in the NE1/4 SW1/4 and SE1/4 SW1/4 of Section 8, T1N, R8E, BHM, Rapid City, Pennington County, South Dakota, legally described as a portion of the NE1/4 SW1/4 and SE1/4 SW1/4 of Section 8, T1N, R8E, BHM, Rapid City, Pennington County, South Dakota, more generally described as being located at 3120 Creek Drive.


PLANNING COMMISSION RECOMMENDATION:
Planning Commission recommended approval of the Preliminary Plat with the following stipulations:

1.

Prior to submittal of a Final Plat application, the plat document shall be revised to show the dedication of 10 additional feet of right-of-way along Creek Drive or a Variance to the Subdivision Regulations shall be obtained; and,

2.

A Floodplain Development Permit shall be obtained as needed prior to the start of any construction within the federally designated 100 year floodplain area.
