Prior to Preliminary Plat approval by the City Council, an Exception to allow 64 dwelling units with one point of access in lieu of 40 dwelling units as per the Street Design Criteria Manual shall be obtained or the plat document shall be revised accordingly; |

Prior to Preliminary Plat approval by the City Council, an Exception shall be obtained to allow a 40 foot wide and a 33 foot wide shared approach, respectively, in lieu of a maximum 24 foot wide shared approach as per the Street Design Criteria Manual or the plat document shall be revised to show a maximum 24 foot wide shared approach; |

Prior to Preliminary Plat approval by the City Council, a cost estimate of the subdivision improvements shall be submitted for review and approval; |

Prior to Preliminary Plat approval by the City Council, an Erosion and Sediment Control Permit in compliance with the adopted Stormwater Quality Manual shall be submitted for review and approval; |
5. |
Upon submittal of a Final Plat application, surety for any required subdivision improvements that have not been completed shall be posted and the subdivision inspection fees shall be paid; and, |
6. |
Prior to the City’s acceptance of the public improvements, a warranty surety shall be submitted for review and approval as required. |
