No. 08PL009 - Village on the Green No. 2 Subdivision

A request by Fisk Land Surveying & Consulting Engineers for Randy Long to consider an application for a Preliminary Plat on Lots 42BR-Revised and 43AR and 43BR of Village on the Green No. 2 Subdivision, located in the NE1/4, Section 13, T1S, R7E, BHM, Rapid City, Pennington County, South Dakota, legally described as Lots 42BR and 43 of Village on the Green No. 2 Subdivision, located in the NE1/4, Section 13, T1S, R7E, BHM, Pennington County, South Dakota, more generally described as being located adjacent to the north side Mulligan Mile.


PLANNING COMMISSION RECOMMENDATION:
Planning Commission recommended that the Preliminary Plat be approved with the following stipulations:

1.

Prior to Preliminary Plat approval by the City Council, construction plans shall be submitted for review and approval showing a sidewalk along both sides of Mulligan Mile or a Variance to the Subdivision Regulations shall be approved;

2.

Prior to Preliminary Plat approval by the City Council, the plat document shall be revised to show the dedication of an additional 3.5 feet of right-of-way for Mulligan Mile or a Variance to the Subdivision Regulations shall be obtained;

3.

Prior to Preliminary Plat approval by the City Council, a cost estimate of the subdivision improvements shall be submitted for review and approval; and,

4.

Upon submittal of a Final Plat application, surety for any required subdivision improvements that have not been completed shall be posted and the subdivision inspection fees shall be paid.

5.

Prior to the City’s acceptance of the public improvements, a warranty surety shall be submitted for review and approval.
