No. 06PL191 - IGT Subdivision

A request by D. C. Scott Co. Land Surveyors for G. E. Commercial Finance to consider an application for a Preliminary Plat on Lots 1 and 2 of IGT Subdivision, located in the W1/2 of the SW1/4, and the SW1/4 of the NW1/4, formerly Tract B of Tract 1 of the W1/2 of the SW1/4 of Section 23, and Tract 2 of the SW1/4 of the NW1/4 of Section 23, T1N, R7E, BHM, Rapid City, Pennington County, South Dakota, legally described as Tract B of Tract 1 of the W1/2 of the SW1/4 of Section 23, and Tract 2 of the SW1/4 of the NW1/4 of Section 23, T1N, R7E, BHM, Rapid City, Pennington County, South Dakota, more generally described as being located west side of South Highway 16 and south of Fox Road.


PLANNING COMMISSION RECOMMENDATION:
Planning Commission recommended that the Preliminary Plat be approved with the following stipulations:

1.

Prior to approval by City Council the applicant shall address all red line comments on the submitted construction plans;

2.

Prior to approval by City Council, construction plans for US Highway 16 Service Road shall be submitted for review and approval showing a minimum 26 foot wide paved surface with curb, gutter, sidewalk, street light conduit, water and sewer, or a Variance to the Subdivision Regulations shall be obtained;

3.

Prior to approval by City Council, the applicant shall submit a cost estimate of the subdivision improvements for review and approval;

4.

Upon submittal of a Final Plat application, surety for any required subdivision improvements that have not been completed shall be posted and the subdivision inspection fees shall be paid; and,

4.

Prior to the City’s acceptance of the public improvements, a warranty surety shall be submitted for review and approval as required.
