No. 06PL064 - LaGrand Subdivision

A request by Dream Design International, Inc. to consider an application for a Preliminary Plat on Lots 1 and 2 of Block 2, LaGrand Subdivision, located in the E1/2 NE1/4, Section 33, T2N, R8E, BHM, Rapid City, Pennington County, South Dakota, legally described as a parcel of land located in the E1/2 NE1/4, Section 33, T2N, R8E, BHM, Rapid City, Pennington County, South Dakota, more generally described as being located North Elk Vale Road and Eglin Street.


PLANNING COMMISSION RECOMMENDATION:
Planning Commission recommended that the Preliminary Plat be approved with the following stipulations:

 

1.

Prior to Preliminary Plat approval by the City Council, the Master Plan shall be revised to reflect the minor red line comments. The Master Plan as revised shall be submitted for review and approval prior to City Council approval. The Master Plan is hereby approved as revised to reflect the red line comments;

 

 

2.

Prior to Preliminary Plat approval by the City Council, a cost estimate for the subdivision improvements shall be submitted for review and approval;

 

3.

Upon submittal of the Final Plat application, surety for any required subdivision improvements that have not been completed, including any regional storm water detention improvements shall be posted and the subdivision inspection fees shall be paid;

 

4.

Prior to Preliminary Plat approval by the City Council, design plans for the construction of curb, gutter, street light conduit and sidewalks along Elk Vale Road shall be submitted for review and approval, or a Subdivision Variance shall be obtained;

 

5.

Prior to Preliminary Plat approval by the City Council, design plans for the construction of a sidewalk along the north side of Eglin Street shall be submitted for review and approval, or a Subdivision Variance shall be obtained;

 

6.

Prior to Preliminary Plat approval by the City Council, all red line comments shall be addressed on the plans, including the water system, sanitary sewer and storm drainage plans; and,

 

7.

Prior to Final Plat submission, the applicant shall coordinate the required street name and address changes for Eglin Street with the Building Official.
