PLANNING
COMMISSION RECOMMENDATION:
Planning Commission recommended that the Preliminary and Final
Plat be approved with the following stipulations:
Engineering Division Recommendations:
1. Prior to Preliminary Plat approval by the City Council, a drainage
plan shall be submitted for review and approval. In particular, the
drainage plan shall demonstrate that the existing drainage easement
can accommodate flows from the subject property;
2. Prior to Preliminary Plat approval by the City Council, the plat
document shall be revised to provide an additional 17 feet of right-of-way
along Plaza Drive or a Variance to the Subdivision Regulations shall
be obtained;
3. Prior to Preliminary Plat approval by the City Council, construction
plans showing the installation of curb, gutter and street light conduit
along Plaza Drive as it abuts the subject property shall be submitted
for review and approval or a Variance to the Subdivision Regulations
shall be obtained;
4. Prior to Preliminary Plat approval by the City Council, a cost
estimate shall be submitted for review and approval; and,
Urban Planning Division Recommendation:
5. Prior to Final Plat approval by the City Council, surety for any
required subdivision improvements that have not been completed shall
be posted and the subdivision inspection fees shall be paid.

Fast Wolf, Hoffmann, Prairie Chicken and Schmidt voting yes and none
voting no)
