A request by Centerline, Inc. for 3 T's Land Development LLC to consider an application for a Preliminary and Final Plat on Lot 1 of Tract A and Lot 2 of Tract A located in the NW1/4 of the SE1/4 of Section 13, T1N, R7E, BHM, Rapid City, Pennington County, South Dakota legally described as Tract 1 Minnesota Ridge Subdivision located in the NW1/4 of the SE1/4 of Section 13, T1N, R7E, BHM, Rapid City, Pennington County, South Dakota, more generally described as being located southwest of the intersection of Anamaria Drive and 5th Street.

PLANNING COMMISSION RECOMMENDATION:
Planning Commission recommended that the Preliminary and Final Plat be approved with the following stipulations:

Engineering Division Recommendations:

1.

Prior to City Council approval of the Final Plat, the plat shall be revised to show a non-access easement along Fifth Street ;

 

Urban Planning Division Recommendations:

2.

Prior to Final Plat approval by the City Council, a subdivision estimate form shall be submitted for review and approval; and,

3.

Prior to Final Plat approval by the City Council, surety for any required subdivision improvements that have not been completed shall be posted and the subdivision inspection fees shall be paid.
