No. 01PL043 - Terracita Highlights - Phase IIA
A request by Fisk Land Surveying for Builders Preferred to consider an
application for a Lot Split on Lots A, B, C and D of Lot 18 of Block 1 of
Terracita Highlights Subdivision formerly all of Lot 18 of Block 1 of Terracita
Highlights Subdivision, located in Section 14, T1N, R7E, BHM, Rapid City,
Pennington County, South Dakota, more generally described as being located
southeast of the intersection of City View Drive and Fox Run Drive.
PLANNING COMMISSION RECOMMENDATION:
Planning Commission recommended that the Lot Split be approved as a Preliminary
and Final Plat with the following stipulations:
Engineering Division Recommendations:
Prior to Final Plat approval by the City Council, the plat shall be revised to show an access easement across Lot C to serve as access to Lot D;
Prior to Preliminary Plat approval by the City Council, a grading plan and geotechnical information shall be submitted for review and approval;
Prior to Preliminary Plat approval by the City Council, a drainage plan addressing on-site drainage shall be submitted for review and approval;
Prior to Preliminary Plat approval by the Planning Commission, a revised sewer plan shall be submitted for review and approval;
Urban Planning Division Recommendations:
Prior to Final Plat approval by the City Council, the Terracita Highlights Residential Development Plan shall be amended to allow a sign on Lot D or the plat shall be revised to eliminate the sign easement;
Prior to Final Plat approval by the City Council, a subdivision estimate form shall be submitted for review and approval; and,
Prior to Final Plat approval by the City Council, surety for any required subdivision improvements that have not been completed shall be posted and the subdivision inspection fee shall be paid.
