Staff recommends that the Special Exception to allow 80 dwelling units with one point of access in lieu of 40 dwelling units as per the Street Design Criteria Manual; that the Variance to the Subdivision Regulations to waive the requirement to install curb, gutter, sidewalk, pavement, sewer, water and street light conduit and to dedicate additional right-of-way; and, that the Variance to the Subdivision Regulations to allow lots twice as long as wide be continued to the August 4, 2005 Planning Commission meeting.

Staff recommends that the Amendment to the Comprehensive Plan to revise the Major Street Plan be approved.

The Future Land Use Committee recommends that the Amendment to the Comprehensive Plan to change the future land use designation on a 160 acre parcel of land from Park Forest to Low Density Residential be denied without prejudice.
