No. 08PL055 - MJK Subdivision

A request by Advanced Engineering for David M. Grundstrom to consider an application for a Preliminary Plat on Lots 1 of Lot B3 and Lot 2 of B3 of Parcel B of MJK Subdivision, formerly Lot B3 of Parcel B of the MJK Subdivision located in the NW1/4 of the SE1/4, Section 18, T1N, R8E, BHM, Rapid City, Pennington County, South Dakota, legally described as Lot B3 of Parcel B of the MJK Subdivision located in the NW1/4 of the SE1/4, Section 18, T1N, R8E, BHM, Rapid City, Pennington County, South Dakota, more generally described as being located at 4045 Derby Lane.


STAFF RECOMMENDATION:
Staff recommends that the Preliminary Plat be continued to the September 15, 2008 City Council meeting as the stipulations of approval have not been met.

PLANNING COMMISSION RECOMMENDATION:
Planning Commission recommended approval of the Preliminary Plat with the following stipulations:

1.

Prior to City Council approval, a drainage and grading plan shall be submitted for review and approval. In addition, the plat document shall be revised to provide drainage easements as necessary;

2.

Prior to City Council approval, a miscellaneous document must be recorded at the Pennington County Register of Deeds office providing a 45 foot wide access easement to Lot B3;

3.

Prior to City Council approval, an Erosion and Sediment Control Plan in compliance with the adopted Stormwater Quality Manual shall be submitted for review and approval;

4.

Upon submittal of a Final Plat application, surety shall be posted and subdivision inspection fees be paid as required; and,

5.

Prior to the City’s acceptance of the public improvements, a warranty surety shall be submitted for review and approval as required.
