No. 07PL120 - Meridian Subdivision

A request by Kadrmas, Lee & Jackson, Suite 500 to consider an application for a Layout Plat on Lot 1 of Lot A of Lot 5R of Meridian Subdivison, located in the SW1/4 of the SE1/4, Section 30, T2N, R8E, BHM, Rapid City, Pennington County, South Dakota, legally described as a portion of Lot A of Lot 5R of Meridian Subdivision, located in the SW1/4 of the SE1/4, Section 30, T2N, R8E, BHM, Rapid City, Pennington County, South Dakota, more generally described as being located at 1200 North LaCrosse Street.


PLANNING COMMISSION RECOMMENDATION:
Planning Commission recommended that the Layout Plat be approved with the following stipulations:

1.

Upon submittal of a Preliminary Plat application, road construction plans demonstrating access to the proposed lot shall be submitted for review and approval. In particular, the road construction plans shall show the street located in a minimum 59 foot right-of-way and constructed with a minimum 26 foot wide paved surface, curb, gutter, street light conduit, water and sewer or a Variance to the Subdivision Regulations shall be obtained;

2.

Upon submittal of a Preliminary Plat application, the plat shall be revised to provide a shared parking easement to allow for the shared off-street parking facilities between the proposed Lot 1 of Lot A of Lot 5R of Meridian Subdivison and the unplatted balance;

3.

Upon submittal of a Preliminary Plat application, a cost estimate of the subdivision improvements shall be submitted for review and approval;

4.

Upon submittal of a Final Plat application, surety for any required subdivision improvements that have not been completed shall be posted and the subdivision inspection fees shall be paid; and,

5.

Prior to the City’s acceptance of the public improvements, a warranty surety shall be submitted for review and approval.
