No. 06PL101 - Trailwood Village

A request by Sperlich Consulting, Inc. for Lifestyle Homes to consider an application for a Preliminary Plat on Lots 6A, 6B, 8A & 8B, Block 18, Trailwood Village, formerly Lots 6 and 8, Block 18, Trailwood Village, located in the E1/2 SE1/4, Section 10, T1N, R8E, BHM, Rapid City, Pennington County, South Dakota, legally described as Lots 6 and 8, Block 18, Trailwood Village, located in the E1/2 SE1/4, Section 10, T1N, R8E, BHM, Rapid City, Pennington County, South Dakota, more generally described as being located between Savannah Street and Reservoir Road and south of Mercury Drive.


PLANNING COMMISSION RECOMMENDATION:
Planning Commission recommended that the Preliminary Plat be approved with the following stipulations:

1.

Prior to City Council approval of the Preliminary Plat, a site plan shall be submitted identifying the location of fence(s) on the subject property. In addition, any fence located within the Major Drainage Easement shall be removed;

2.

Prior to City Council approval of the Preliminary Plat, construction plans showing an additional sewer and water service line to the townhome lot(s) shall be submitted for review and approval;

3.

Prior to Preliminary Plat approval by the City Council, a cost estimate of the subdivision improvements shall be submitted for review and approval; and,

4.

Upon submittal of a Final Plat application, surety for any required subdivision improvements that have not been completed shall be posted and the subdivision inspection fees shall be paid.
