No. 05PL081 - Kensington Heights Subdivision
A request by Sperlich Consulting, Inc. for Kensington Heights, LLC to consider an application for a Preliminary Plat on Lots 18 through 21 of Block 1, Lots 6 through 19 of Block 3 and Lots 1 through 10 of Block 4, Kensington Heights Subdivision, located in Government Lot 4, Section 18, T1N, R8E, BHM, Rapid City, Pennington County, South Dakota, legally described as E1/2 of the S1/2 of Government Lot 4, Section 18, T1N, R8E, BHM, Rapid City, Pennington County, South Dakota, more generally described as being located at West of Elm Avenue and Enchanted Pines Drive.
PLANNING COMMISSION RECOMMENDATION:
Planning Commission recommended that the Preliminary Plat be approved with stipulations:
1.
Prior to Preliminary Plat approval by the City Council, all necessary changes shall be made to the construction plans as identified on the red lined drawings. In addition, the red lined drawings shall be returned to the Growth Management Department;
3.
Prior to Preliminary Plat approval by the City Council, a cost estimate of the subdivision improvements shall be submitted for review and approval;
5.
Prior to submittal of a Final Plat application, the plat document shall be revised to show the book and page of the resolution vacating the section line highway located along the south lot line of the subject property; and,
8.
Upon submittal of a Final Plat application, surety for any required subdivision improvements that have not been completed shall be posted and the subdivision inspection fees shall be paid.
